Access Statement For The Coach House, Woodbridge
Introduction
We try to cater for the individual needs off each of our visitors and the following statement is a summary of what we can provide. There are 2 double bedrooms and 1 single in this home-based bed and breakfast. If you have any specific questions please feel free to contact us and we will endeavour to help.
No smoking is kindly requested throughout all areas of the house and garden.
Pre-Arrival
- We have an 'easy to navigate' website
- You can contact us via phone or email (details below)
- The main train station is 3 minutes away by car, or 20 minutes walking.
- The office of the local taxi service is in the train station building.
- There are bus stops not far from our front gates and there is a frequent bus service
- Arrival by road directions are provided with each booking confirmation.
Arrival & Car Parking Facilities
- The Coach House is on the main road which goes through the town centre of Woodbridge
- On arrival at the property you will see double entrance gates which are open when the B&B is operating. The front entrance door is at this end of the house, nearest the gates.
- There are no marked parking bays but there is ample room for several cars.
- This area is lit at night
- The surface is level, and mainly pea shingle. It is only a few metres from the parking area to the front entrance.
- We are happy to assist guests with luggage.
- The town centre is about 1 kilometre, or about 25 minutes walk from the Bed and Breakfast
Main Entrance & Reception
- The front door has two steps - the first is very shallow at 6 cm high, the second is 9 cm high and 1 metre wide.
- The front door is usually locked but there is a bell push to the side.
- The door is 92 cm wide and the hallway inside 2 by 1.3 metres before opening out to a wider area where there is seating
- There are stripped floorboards throughout the ground floor.
Public Areas - General (Internal)
- The flooring on the ground floor is stripped pine floorboards.
- The corridor to the ground floor breakfast room is 106 cm wide
- The covering on stairs and upstairs corridors is short pile carpet.
- There are 5 stairs to a half-landing, followed by 8 stairs to a second half-landing followed by 4 more stairs to the first floor landing where all the bedrooms are located.
- The stairs are 16 cm high, 25 cm deep, 100 cm wide and well lit at floor level.
- There is a handrail at one side
Public Areas - WC
- Bedrooms are on the first floor with en suite or private bathroom and WC. There is no public WC available on the ground floor
Dining Room
- Breakfast is served in the breakfast room on the ground floor which is level with the corridor.
- Furniture is flexible and can be moved on request.
- Tables are 75 cm high by 153 cm wide (legs on each corner). The chairs have no arms.
- Ceiling down-lights are controlled by dimmer switch.
- Menus can be provided in large print by prior arrangement.
- We try to cater for special dietary requirements and allergies if prior notice is given
- Background music is not played in any area of the B&B
Outdoor Facilities
- Seating in the sheltered brick paved courtyard with parterre. The step down to this area from the house is 26 cm high and the doorway measures 87 cm wide
Bedrooms
- There are 3 bedrooms, two double and one single on the first floor.
- The stairs to the first floor are 16 cm high, 25 cm deep, 1 metre wide
- First floor en-suite bedroom (West Bedroom)
- The door width of the bedoom is 74 cm. It can either be a double bedded room (zip-link) or a twin bedded room. Approximately 80 cm routes within the bedroom e.g. to the side of beds and other furniture.
- Beds are 58 cm high.
- Television with remote control
- Two chairs (with low arms ) are provided in the room
- Fitted short pile carpet on the floor
- General lighting from ceiling down-lighters and task lighting from bedside lamps
- There is an en-suite bathroom (see below for details)
- First floor double bedroom (East Bedroom)
- Door width is 74 cm wide
- Double bedded room
- There is approximately 60cm between the wall and each side of the bed
- There is 2.2 metres free space at the end of the bed to the chest of drawers and wardrobe with a width of 2.70 metres.
- Bed is 53 cm high
- Television with remote control
- One armchair and one upright chair are provided in the room
- Fitted short pile carpet on the floor
- General lighting from ceiling down-lighters and task lighting from bedside lamps
- There is a private bathroom adjacent (see below for detail )
- Bathroom & WC [Ensuite or Shared]
- First floor West Bedroom en-suite
- Door width 69 cm, inward opening.
- The bath edge is 54 cm high
- The bath has a handheld shower attachment for hair washing only. Please note no overhead shower
- The basin is rounded at the front and is 80 cm high.
- The toilet and bidet are 40 cm high
- The floors are tiled
- First floor East Bedroom has exclusive use of adjacent Private bathroom which is situated 1 metre from the bedroom door
- Door width 74 cm wide opening outwards.
- The bath edge is 54 cm high
- The bath has a handheld shower attachment for hair washing only. Please note no overhead shower
- The basin is rounded at the front and is 80 cm high.
- The toilet and bidet are 40 cm high
- The floors are tiled
Guests' Kitchenette
- Guest tea/coffee/chocolate making facilities are in a kitchenette area on the first floor landing
- Work surface is 90 cm high with built in cupboards, drawers and sink. Cupboards over at 150 cm
- Full size integrated fridge
Grounds and Gardens
- The sheltered brick paved courtyard with parterre and plants in pots has wooden benches which provide seating in two areas. It is private and not-overlooked. The step down to this area from the house is 26 cm high and the doorway measures 87 cm wide.
- Leading from the courtyard is a large, mainly enclosed garden with flower borders, trees and lawn. There are no steps but the ground is uneven in places.
Additional Information
- We are able to use the front door and courtyard door in the need of an emergency evacuation.
- We will alert residents by activating a manual fire alarm if evacuation is needed.
- We provide a chime alert in the first floor landing for guests needing to call us at night in an emergency.
- Mobile phone reception is generally good.
- Medication/food can be stored in the fridge provided in the first floor kitchenette area.
- As this is a home based Bed & Breakfast we lock the front entrance at around midnight (unless a later time has been agreed) and the intruder alarm is switched on.
- This is a no smoking building
